What You Can Build (Permitted Development Guide)

Here is a quick guide to what is possible under UK Permitted Development. Don't worry about the paperwork – our in-house architect handles all the regulations for you!

1. Single-Storey Extensions

Perfect for a new dining room, home office, or expanded kitchen. Under PD, you can generally build:

  • Up to 4 metres deep for a detached house (3m for semi/terraced).
  • Up to 4 metres in maximum height.
  • If within 2m of your boundary, eaves height is limited to 3m.
👉 Note: With 'Prior Approval', we can sometimes extend up to 8m!

2. Garden Rooms (Outbuildings)

Looking for a standalone garden office, gym, or games room? These are highly flexible:

  • Must be for "incidental use" (not a separate dwelling).
  • Max height is 2.5m if within 2m of your boundary.
  • If placed further away, roofs can be up to 4m (pitched) or 3m (flat).

The "50% Rule" & Limits

To keep your garden spacious, total extensions and outbuildings must not cover more than 50% of the land around your original house. Permitted Development also does not apply to balconies, verandas, or extensions built directly in front of your house.

Building Regulations

While planning permission might not be required, most house extensions (and outbuildings over 15m²) still need to comply with Building Regulations. Our turnkey service ensures full compliance, structural integrity, and proper insulation.
